Under section 11.5.7.C of the Playa Vista Specific Plan Applicant is requesting approval of a new illuminating exterior wall sign on an existing building. Coverage of signage area is 38.25 sq. ft.

A conditional use permit to allow the sale, dispensing and on site consumption of a full line of alcoholic beverages in conjunction with a proposed 2,501 sq. ft. restaurant with 41 interior seats, a 394 sq. ft. outdoor patio with 16 exterior seats. Operating hours of 9:00AM-12:00AM daily in the (Q)C2-1 CDO Zone.
The function of the establishment is a sit-down lounge where a variety of amenities will be offered including a meal service throughout the business’ operating hour and incidental alcohol to complement the options. Additionally, the hours of operation from 9:00 am to 12:00 am daily, with prevent late night activity that could disturb the neighboring areas. The menu will be available during the entire time the lounge is open; furthermore, there is hopes of light musical entertainment such as an acoustic guitar to create a relaxing ambiance. This assures a use that is both convenient to patrons and respects the welfare of the community.

The Dinahs project returns to PLUC.
HRQ Investments along with several individual parcel owners propose the demolition and clearing of a single story, multi-tenant strip mall, a single story multi-tenant industrial building and surface parking lot. The maintenance of a 7,063 sq. ft. restaurant (Dinahs) and the construction, use and maintenance of a eight story mixed use building with 362 apartment units, 41 of which will be “very low income”.
Applicant is requesting a 50% density bonus with three off menu incentives for increased FAR, reduced open spaces and reduced Building Separation.
Fourth appearance at PLUC. At the January meeting the Chair pulled the item and strongly recommended the applicants representative start an outreach campaign with the community. Previous two presentations were information only.
At the November 30th presentation the applicants representative informed us that the Westchester BID (Business Improvement District) and WSIA
( Westchester Street Improvement Association) support the project. The applicants representative did not discuss what if any Community Benefits were offered to BID or WSIA.
