The development proposed for Dinah’s was the topic for our January 18, 2022 NCWP Planning and Land Use Meeting.

The project is proposed to have 362 units including 124 studios, 112 one bedroom and 126 two bedroom units, of which 41 units will be affordable.

We heard significant public comment expressing concerns about traffic, especially on Sepulveda and Arizona. Attendees were also concerned about the removal of existing tenants, whose businesses and facilities they frequent. In particular stakeholders want to see the Dinah’s location still occupied and operated by Dinah’s, but that is not a given with this project.

When asked about what LEED standard the developer would build to, the applicant’s representative stated that they would build to the equivalent of Silver, but would not seek certification.

Planning and Land Use Committee Chair Julie Ross noted that the developer had already worked with Council District 11, City Planning, LADOT, Building and Safety, the LAX Coastal Chamber of Commerce, Westchester Street Improvement Association and the Westchester Business Improvement District, but had not particularly worked with the community to hear and address concerns. She invited further discussion with the developer to work out concerns before bringing the project back to the committee.
